Review: Super cheap and its clean, walking distance to everything
Positive points: Staff was really friendly and accomodating with changing schedules
Review: Its cheap and super clean. The bad side is, during checkout, there are no people in the area
Positive points: Location was ok.
Negative points: The bed was hard,the shower head had no pressure,no view to see,and a rooster woke me up at 5:30am,the tv was broken.Found a homestay about 100 meters on the same street and it was good.
Review: Convenient central location, close to the market, easy transportation, dining options, spacious and clean room, peaceful and comfortable.
Positive points: Staff were always happy to help, bikes for rent much cheaper than other places. Walking distance to market.

Review: Near the old town and easily walkable to the dining area, there are many restaurants around. The homestay owner reminds guests to confirm their stay to receive a refund from Agoda. Thank you.
Positive points: Great location. Clean. Great sized room with big beds. Aircon good. Staff were friendly enough. Wifi was ok.
Negative points: Shower head needs replacing. Simple cheap fix.

My Fiancé and I booked for only one night,
but we end-up regretting staying here. Yes, it is located relatively close to the old town, and the cost is relatively low compared to some other home stays in the area. However, I think sometimes it is best to pay the extra few bucks for piece of mind.
One of the Agoda selling points was a homestay breakfast...There was NONE. A bit of false advertising, but that is not what really bothered us.
The BED sheets were not changed out as there was the scent...perfume/cologne...whatever it maybe, it belonged was clearly of the previous occupants. THERE was still bits of sand on the bed and there was hair on the pillow cases. We did not notice these things at first as we got back late at night. I was going to wake the family up, but my fiancé stopped me and convinced me otherwise. In sum, we did not want to stir up some trouble and ruin our time together in Hoi An.
Best advice, just stay away from this place.
Positive points: Location was just out of Old Town in a smaller lane that was quieter & quite pretty with Vietnamese flags lining the street. Was a refuge from the chaos of Old Town.
Negative points: The downstairs room was thick with black mould making it difficult to breathe & sleep. The smell was overwhelming. Basic amenities. Sorry to say we did not enjoy our stay.

If you are a light sleeper or like to sleep in, this may not be the place for you. There is a rooster nearby that starts making noise at 4:45am, and keeps at it for hours.
Aside from that, it's pretty nice. Firm beds, but good shower, and the hotel has a washer AND dryer, so can wash your clothes for you quickly and affordably. There is rarely anyone at the front desk, though, so you're pretty much on your your own for most things. The A/C worked well, and the location is great - Hoi An is quite touristy, but although this place is close enough to easily walk to the old city and plenty of tourist-friendly restaurants, it's also in a more "normal" neighborhood which I liked. Also, being up a bit higher and away from the river, they told me it stayed dry during Typhoon Damrey.
Positive points: Clean, comfortable, good location, helpful staff
