Positive points: Very close to ancient city and attractions. The host lady is absolutely amazing! She didn’t stay onsite but showed up very quickly when required for queries. I decided to stay an extra night and she acccomdated me with no effort. She gave a little food gift when I departed🥰
Negative points: Nothing - everything is great!

Positive points: A really nice place in the center of Hoi An. The room was spacious and clean, they have very affordable laundry service and bicycle rentals. The lady was very sweet and she even took us to the bus station on her motorcycle. Thank you for everything!

Positive points:
Little contact with the owner or manager but she was very nice, arranged my transport to and from Danang.
Nice room with patio doors and balcony, so a wall of light. Location is good for the old town and also for shops, restaurants and ATM machines away from the busier area.
Negative points:
Property is on a small main road and there was some traffic noise. Just up the road there is a tailor shop that becomes an incredibly loud karaoke bar later. Seems impromptu, like a private party fun in a way, to see the locals enjoying themselves, but not if you want an early night.
Obviously the property has no control over this, but just something to note.
No remote for TV ( not a problem for me) and no toiletries supplied. Possibly an oversight but I had to go and buy shower gel and soap.

Review: At first, I only paid attention to the price when booking, and I didn't look at where the homestay was because I mainly wanted to relax for a bit, so we prioritized affordable options. Unexpectedly, when we checked the map, it was very close to the old town. It's right in the center, so even walking, we were close to famous landmarks. The room was clean, had a large air conditioner, and many windows. The owner was very enthusiastic. Overall, 10/10 🫶🫶 I will come back.
Positive points: 2nd stay returning back to Phuc Bao, great value hotel with nice, clean rooms, friendly host Ms. Hieng and her sister Ms. Thao who communicates through WhatsApp to arrange our pick up from DaNang airport with 16-seater minibus for our family groups of 8 adults and 1 child (VND 450,000). We planned initially to rent bikes to explore Hoi An, however due to non stop rain during our 2 days stay in Hoi An, we didn't manage to do so. There is no breakfast option in hotel, but directly across the street there is An Coffee, which is a local coffee place perfect for breakfast (local coffee and banh mi with scrambled egg and bacon are perfect). Oh 1 more kind gesture from Ms. Hieng: as it was raining and we did not bring umbrella, she lent us 6-7 umbrellas to our group, free of charge !
Negative points: Nothing in particular, everything was great ! Would highly recommend Phuc Bao to all travelers coming to Hoi An, due its close walking distance for ancient town Hoi An.
Review: Good location, good price, staff lady is the best. very welcoming and helpful. She gives you whole hand drawn map of hoi an. Very good food options nearby including KFC and cafes. Room is also okay for the price. Overall loved the stay. Will book again if i ever go to hoi an.

This is a family business. I think the good rooms were booked already, so I got the last option that's not usually used.
Sink had 30 degrees off the wall, and looked like its about to fall. Told the owener, she said her husband will come to fix but he didn't.
Toilet/shower walls were a disgrace.
I'm embarrassed to say I stayed here.
Walls are black dirty and peeling off, a tube running on the wall is dark black, and in the room itself the walls were wet.
Strong smell of damp and black damp spots of the walls.
Stayed here for 1 night coz I came late and tired in the evening, so I canceled the rest 7 nights. I refused to stay here!!!
I think with some TLC this place can be set up good.
Leting a customers stay here is an embarrassment to the business and decent basic services and accommodation.
Unfortunately this place has no business on Google maps.

Room is clean up very much. Air-conditioning and fan. My room had balcony. Very comfortable. Madame is kind, kids are good. It's nice home stay.
Location is a few distance from old town. So it's quiet. There are some restaurant, white rose.
Positive points: Everyone was really friendly and helpful

Negative points: Noisy, because it is located in the busy street with lots of traffic.Very wet and cold in December with no heating.
