Positive points: I loved this little villa, it was 800m from the night market. It was close to all the main amenities in town. We had our own little splash pool which was quite spacious. Little extras helped too, we could log in to Netflix for the teenagers in the house. We cooked our own food, which I loved. The host was amazing. We have been in Vietnam for nearly 3 weeks and this place was my favourite I wish I was there longer.
Negative points: Nothing
Positive points: We had a great time as a family here, and it was a brilliant base to wander around the city. The kids loved the pool. The staff were nice, friendly and accommodating and the villa was clean. We would highly recommend it to anyone visiting Hoi An.
Positive points: It is a truly lovely villa, the pictures don’t do it justice.

- The host (Thuy) and the cleaner they went out of their way to help us out while we stayed
I would say this was one of the best accommodations for our entire trip. Highly recommend it.
Negative points:
We had an extra person so we used the extra fold out bed.
The extra fold out bed was a bit uncomfortable to sleep on.
Positive points: Host was very prompt in replying via booking.com messages. Gave clear instructions to check-in ourselves. Location was slightly a distance from night market and old town but within 10 mins walking distance. Rooms were spacious and have plenty of power outlets to charge our devices. Aircon were also cool enough. Overall a comfortable stay except when it was raining heavily while we were there so no chance to use the pool and bit of hassle to open and lock 2 gates in heavy rain.

Positive points: The location is good, at first we thought we were away from the main town, but it is easier to walk to night market and restaurants. We did get a “grab” to Hoi An Market as this was too far to walk. There is a convenience store a few doors away and cheap laundry (Mrs Sa) close by and she will collect your laundry for 30,000VND per kg, or 25K if you take to her. The kitchen area has sink, plates etc, microwave but we didn’t use except a cup, but they are there if you wish to utilise. The pool is clean and nice to have private pool. There is 2 bedrooms with king beds and each has their own bathroom. The property was clean. I booked accommodation easily online and the communication was good. They clean your room daily if you wish and are happy to assist in any way they can.
Negative points:
The bathrooms !
The downstairs bathroom smells and leaks. It was raining a lot when we stayed and water drips down from roof and in corner where there is a skylight above. The shower is above the bathtub, when you get in the bathtub it rocks 😳. There is no room in the vanity to put anything with us inconvenient and the vanity itself is unsteady and has tiles under the legs to stabilise. The light above the bath doesn’t work, I asked about this and staff advised they had disconnected (I guess due to water dripping from ceiling), they did offer to get fixed. We moved to upstairs room the following day. The bathroom upstairs is somewhat better, but the shower set up is the same, the bath rocks when standing it and the same vanity issues. The bathrooms really let this property down!! They need repairs and baths removed and replaced with freestanding showers. There needs to be room on vanities to put some toiletries. The other issue was the pool has a step from bedroom door into pool but there is no steps to get out, making it difficult.
Positive points:
Thuy is the greatest host we have ever had and a wonderfully delightful person.
Staying at Rosie Villa would be one of the main reason that I would return to Hoi An!
Positive points: Great location . Great Villa and pool. Bike could be bigger for fatboy Australian. Will stay here next time in Hoian
Positive points: My daughter likes swimming pool so much. and It was so nice to have only my family.
Negative points: I've never been disappointed.
