Lovely owners, very welcoming.
Our room was clean enough, the bed rather uncomfortable.
The shower was quite dirty.
But all in all definitely a good deal if you're not wanting to spend too much.
Positive points: Host lovely, pretty good location
Negative points: Noisy bed
Review: Could not recommend Kim phu villa enough! The family are so so welcoming and have great recommendations, location is about 10mins walk from old town and the room is lovely - probably the comfiest bed we’ve slept in since we started travelling. Thank you for letting us stay it was an absolute pleasure 😊
Positive points: We had the best stay at Kim Phu Villa’s. The hosts were so kind and welcoming and the place was incredibly clean and homely. They gave us good recommendations for food and tours whilst in Hoi An and even invited us to watch the Vietnam vs Thailand final with them. We would 100% recommend staying here.

Positive points: Great location and the host was fantastic and gave us great information about things to do in the area.
Negative points: Please note it is a homestay so the family are downstairs eating meals etc and although we felt awkward entering at times the whole family were more than welcoming when you enter. I think the fact that it is a homestay needs to be a bit clearer.
Review: Nice place
Positive points: It was conveniently located a short walk from the Old Town. There are restaurants also walking distance, both with local and international fare. The room was spacious with a wardrobe to hang clothes if needed. It has a pool, unfortunately it rained the whole time I was there so wasn’t able to use it. Water pressure in the shower was great with plenty of hot water.
Negative points: It was loud during my stay. I was roomed next to the family section and there was a quite a bit of door slamming in the night time. There was a football game one of the nights and there was lots of shouting. The owner apologized the next day and explained what all the noise was about. I know I was in a home stay, but I thought it a bit inconsiderate to carry on so loudly late into the night. The bathroom fan also wasn’t working and it doesn’t have a window, the room can get damp and smelly without ventilation.

Really enjoyed my time.
Walk to the old town, cycle to the beach. If that’s not enough Great Coffee, food and beer is just near your door.
Great hosts would definitely stay again.
Positive points: Great location, room had everything we needed. Hosts were excellent and gave us so many local recommendations!
Negative points: The bed was very creaky but didn’t impact our sleep at all

Positive points: I loved the place. The so kind, friendly, helpful owners. Honestly couldn't ask for better host. Will come back for sure. The room was big enough, bed comfy ( need a comfortable bed after hours walking or climbing the stairs at the Marble Mountain) the bathroom clean.
Negative points: Perhaps a door that didn't let the corridor 's light through would be good. And a little shelf inside the shower to put the shampoo et so we don t put them on the floor. That' pretty much all it needs to have a 11 out of 10)
Review: Good place to stay, so convenient
Positive points: A lovely homestay 10-15 mins walk away from everything you need in Hoi An, run by a friendly family. The lady running the homestay gave some great restaurant suggestions. The room was nice and quiet, with comfy bed. Unfortunately we didn’t get to use the pool as it was torrential rain the whole time we were there, but it looked lovely.
Negative points: The room was quite a bit smaller than expected/pictured. I think we had the smallest one in the homestay which we didn’t mind, but there should be 2 room options when booking as it was a lot smaller. There was quite a strong smell of bug spray.

Positive points: Our daughter was ill and the owner was very kind and let us stay another night. She also recommended some fabulous eating places. Its also next to the best coffee shop. Lovely sized room too.
