Review: Perfect
Positive points: Good quiet location just a short walk from main part of Hoi An. There are scooters, bikes and laundry available in the hotel for fair price. The person running it is very helpfull. Breakfast was good with local dishes. Different every day
Negative points: There was no toilet paper left when we checked in but we got it immediately once informed the staff. Not much apart from that
Review: I stayed there for 2nights. Adam was really friendly and accommodating. My room was very nice. I had a bath tub which is amazing. Bed is huge and soft. It is very quiet community and I loved it. I get to walk to the market in the morning for breakfast. A lot of restaurants and Spa around.
Positive points: Liked the whole setup being classical and modern. Quite and walking distance to the old town. Staff was friendly, especially Adam who spoke good English so easy to communicate. Will recommend to family and friends.
Negative points: More choices for breakfast on a daily basis. Water pressure in the shower is low.
Review: The stay was very nice but it was a bit far from the main location
Positive points: Pleasantly funky yet comfortable hotel off the beaten path.
Negative points: What makes it special is its location over the bridge from central Hoi An. But this also means a longer walk to the action. Locals outnumber tourists. Plenty of street eateries nearby.

Positive points: The balcony is nice and view of river and foliage.
Negative points: The room really smelt, damp and drainy. It was unpleasant, and took away our desire to spend any time in the room other than to sleep. The hotel looked like it once would have been beautiful, but it is now quite tired. The location is fine, twenty min walk from old town.

Great place, no complaints
Positive points: The hotel is located slightly outside the old town. This means that the road outside was not as busy as it could have been. Our room was large and nicely decorated, with ample space for our luggage. The curtains did a decent job of making the room dark, and we slept reasonably well here. Laundry was reasonably priced and very quick!
Negative points:
The bathroom had a distinct odour of sewage for the duration of our stay. The hotel put a scented oil lamp in our room to try to help with this but it didn’t make much difference. The rooms are also not very well soundproofed. Noises outside the building, and from the internal corridors, can be heard clearly inside the room. However, sound proofing between rooms is good.
We were also forced to pay for our stay in cash due to card machine maintenance ahead of Tet. This was inconvenient, and it feels like the hotel could have predicted this in advance.
Another thing to note is that we had no choice of options for breakfast. A local dish, which varied daily (and was generally very tasty), was presented to us for breakfast. These were dishes containing meat and eggs etc. We were not consulted about dietary requirements, so if you do have any it would be worth making the hotel aware before arriving.
Review:
The place is truly beautiful, with my room offering a stunning view of the river. It's conveniently located just 1km from the old town—a comfortable walk if you're up for it. Nestled away from the typical touristy spots, the hotel lives up to its name with an artistic vibe and a charming rustic, vintage aesthetic.
However, the property could benefit from better maintenance and attention to detail. The bed sheets weren't spotless, though the staff promptly replaced them upon request. My main concern was the bathroom, which had an unpleasant odor. With a little more care in these areas, this hotel has the potential to be an absolute gem.
Positive points: The room had everything we needed and the balcony had a nice view across the river and the garden below. The bed was comfortable and there was a good supply of hot water in the shower. Adam, the gentleman on Reception, was very helpful and answered all our questions as well as arranging for a driver to take us on a tour and to the airport. The location of the hotel was just across the bridge from the Old Town so only a short walk into the main area. We only had two nights there but would happily have stayed longer if we could.
Negative points:
A shower curtain in the bathroom would have been helpful to stop the water splashing all over the floor.
Remember to put the "Clean the room" sign on the door otherwise the room is not made up.

First and foremost, Adam and the other staff were GREAT. Gave us recommendations, always greeted us friendly. The place was well within walking distance to Hoi An Old Town and it was so quiet and peaceful (away from the hustle and the bustle) Their mini bar is not severely overpriced and they have bikes and motorcycles for rent if you prefer one with reasonable prices. Cannot recommend enough! Thank you so much.
Only thing I could recommend for them is to to offer a room clean every few days (we stayed for 8 days) but I’m sure if I requested it (too shy), they would have done it.

Positive points: Stylish design, large rooms with great views and a quiet location. The dark wood and paintings were a great design choice. The top floor breakfast room was very nice!
Negative points: The smell in the bathroom was unpleasant, and the general cleaning of the room could be much better. Our room was also quite loud, as our room seemed to share the wall with the air conditioning units or the hot water tank. We don’t know. With ear plugs it wasn’t a real problem.

Positive points: Nice budget hotel in walking distance of the old city. Fairly basic but absolutely adequate for a short stay. Very big bedrooms. Vietnamese style breakfast at a supplement. Very friendly and helpful staff. I would definitely stay here again
Negative points: The bathrooms could do with a bit of updating

Highlight is nice decor and comfy bed.
Cons: lack of room sound proofing, location is average, you will need a bike.
Positive points: The room was very nicely decorated with a large and comfortable bed. Adam and staff were very helpful and friendly. Property is about a 20 minute walk from the old quarter.
Negative points: Our room was road facing and although quiet during the night, the road noise and local business starts very really.
