Positive points: Amazing place to stay. Just perfect. Staff were super-helpful and kind. They went out of their way to make sure our visit was as pleasant as possible. The rooms were clean, spacious and comfortable. Room service was amazing. Great location well within walking distance of the old town.

I was out all day during stay so I just back to sleep in my comfortable room.

Review: Overall it was a nice stay. The rooms are big, hot water works, wifi works. Made to order breakfast is very good. Hotel able to do hotel transfers for a good price.
Cons: it's a long walk to ancient city. Not terribly far, but there are many other options. Also the hours are not posted. I went on a day trip, watched the sunset, and our shuttle broke down. I didn't get back to honestly until 12:30 am. And could not get in. I could not wake anyone. I then took a motorbike to where my friend was staying, got robbed, and had to stay there. When I arrived back at home stay at 5am, I still couldn't wake anyone up. I didn't get back into my room until almost 6 am

Review: Stayed there for 2 nights. The room was big and fairly clean. It also had a balcony with chairs and a table. The bathroom had hot water.
The hotel is located about 30-40 mins walk away from Hoi An Ancient town, but if you like walking or are going to hire one of the innumerable bikes in Hoi An, this is not an issue.
You can book reasonably priced tours, buses to Danang/Hue and do your laundry for 20kVND/kg here. And the breakfast is decent.
The staff were friendly and were accommodating when I booked and cancelled a tour due to change of plans. I was not charged any cancellation fee. Overall had a good experience staying there.

Review: Visited at Tet, so the city was busy and the owners may have been occupied with other things, so while it wasn't an uncomfortable stay, there was little to recommend this place apart from their general friendliness. They knew all the basics, but didn't seem particularly well informed about everything like whether the buses to Da Nang were running on New Year's Day... The bedroom wasn't uncomfortable, but it and the whole building are characterless, and like the previous review mentioned, the bedding didn't seem completely clean, not like they couldn't be bothered cleaning the sheets, but more like not enough care was given in cleaning them. Otherwise, it's not very close to the old town of Hoi An, which is the thing people come to see. Being a small city, it's still within walking distance of the centre, but in a fairly non-descript neighbourhood that is neither close to the beach nor part of the historical area. In the morning they did cook me something for breakfast, which was a nice start to the new year, but didn't make up for the lack of atmosphere.

Positive points: The woman who runs the homestay is friendly and speaks reasonable English. Bed was comfortable and big.
