General :
It’s a rental for a whole entries house which mean there are no other guest but your group. The house suitable for 4 to 10 guests. The standard is for 10 people.

Communication with host:
Please reach out to us through the agoda messaging function within the app. It’s the best method to use to contact us. If there is an emergency or you cannot use the app for some reason please call us at +84 702316260 . We cannot use text messaging without using the agoda Messaging app. This is for our mutual protection and safety. If a text message is directed to the phone number provided we will copy the message to the agoda Messaging platform and then answer your query there.

Guest(s) of Apartment Residents:
We are perfectly happy having people pop by to pick you up, but you may not use the apartment to entertain them. We’d be happy to help you find other places to spend time with your family and friends.
All overnight guests must be approved in advance through the booking process and are subject to an additional fee as noted in the price. This must be done no later than 24 hours prior to check-in and paid for at that time. Failure to do this is a violation of our House Rules; no entry/no refund if you violate the rules. Again, if you bring anyone with you at any point other than agoda-verified guests, they will not be allowed into the house at all, even to help you move stuff in. This benefits us and will benefit you in turn should you stay here. We are safety-first kind of Hosts, and there are no stray people wandering on the property.
Parties of any kind are not allowed in the apartment or on the property. Loud music is also not allowed.
I ask that you keep the noise to a respectful level during your stay, especially in the evening. I have very kind neighbors so I want to be respectful in return.

Check-in/Out Times:
Check-in time is from 3PM to 10PM on your check-in day.
Check-out time is from 6AM to 12PM (noon) on your check-out day.
We don’t encourage earlier/later arrivals than that time frame as we fully clean and turn-over the property after your check-out which requires time to ensure it is done to the next guest’s satisfaction.
We prefer sticking to the check-in/-out time which is stated clearly form the listing otherwise discussed and agreed to via agoda messaging. You will be issued a code for the electronic lock. This code is valid during the agreed-upon entry and exit times (normally 3PM – 12PM). This code is disabled anytime before or after those hours.
Using extra Towels
If you wish to use extra towels. Please let us know beforehand.
My house provides fresh, professionally fry cleaned towels for all guests upon check in. Please note that as I am not a hotel, I will not be providing new towels everyday. The towels will be change once each 2 nights stay, as well as the bed sheets and blanket after 3 nights. The cleaning process will be applied after 3 nights. Additional cleaning is 25$/time upon request.
Guest Identification:
We require each guest to have – and show – a valid unexpired government-issued identification (passport) upon check-in. Guests who do not provide this identification will not be allowed to check-in. This will be construed as the guest wishing to cancel the reservation and will carry appropriate agoda penalties. Under Vietnamese law, local authority also requires each guest to be registered using your government-issued identification.

Quiet Time(s):
We are firm with quiet time between 9PM and 7AM. Running and yelling are banned in that period of time. This is not just a House Rule, there is a local ordinance to this effect. Our neighbors appreciate this as well. This listing is on a property with 2 other units. These units have people that work from home – one of which is us. This means you must be aware of noise you are making throughout the day.
Smoking/Drug Policy:
The smoking area is out door only. If there is any smell of smoke in rooms, an amount of money VND 200.000/room will be charged for cleaning fee.
Internet:
Internet in the apartment is considered high-speed however it — like all other internet — slows down when people get home from work. If you have issues, let us know right away.
By booking this listing you agree not to use the WiFi for file-sharing networks and systems, including BitTorrent; no exceptions. If systems on our network are found to connect to these sites it will be considered a breach of House Rules and you will be told to check-out. Our home network monitors for – and takes action against – devices which break this House Rule.

Bathroom and amenities:
For a greener environment, for each bedroom we only provide a set of three-different-size towels (washcloth/hair/body) per person per stay. Normal wear & tear is expected, but do not use them to remove makeup nor to clean your shoes.
We expect that guests reuse the towels by drying them after use. However if you need to have them replaced during your stay, please let us know.
Hand soap, toothpaste, shower gel and shampoo are provided. Please kindly leave them back to where they were after use.

Toilet:
Please don’t flush non-dissolvable items such as makeup wipes, wet tissues, tampon, pad, condom, etc.
We provide a premium quality toilet paper, simply flush them after use.

Water Heater:
The attached bathroom in your bedroom has 15-litre electric hot-water heater. Simply adjust the faucet handles to the left if you want it to be hotter and to the right if you want it to be cooler.

Kitchen and stoves:
This is a smooth-top electric stove and both a normal *or* convection oven. The pots and pans are in drawers below the sink. Please do not use other pots and/or pans on this stove. The surface of this stove is strong — but can be scratched. Normal usage will not scratch it however abuse will. Do not clean it with any abrasive. When it cools it can be cleaned with one of the non-scratch sponges we provide at the sink. If you have issues cleaning it, please let us know and we can take care of it.

Microwave:
Most of this is self-evident; however, we are happy to provide basic instructions on site.

Dishes, Kitchen Odds & Ends:
All of these including dishes, glasses, utensils are located in drawers next to the sink.

Air Conditioner:
The unit is inverter which means it will start a bit slowly but eventually maintain a desired comfortable temperature. Close all windows and doors when using the A/C and turn it off before leaving the apartment.

Bedding/Cleaning/Consumables:
We change bedding after every guest. However if your stay is less than one week the bedding are not changed. If you stay long term, we will do the requisite bedding change weekly— including making the bed, replacing all towels and washcloths, etc — but will not do a deep cleaning of the apartment. We will refill toilet paper and soaps. We will also refill condiments such as coffees, teas, sugar, etc. We provide dish soap and sponges for you to clean your kitchen area as well as bath area during your stay. Deep cleans can be requested (for an extra charge — and must be approved via the agoda app) if you wish to have a deep cleaning during your stay.
If there is an accidental spill, let us know and we will provide you with fresh bedding. Do not try to “help” by spraying cleaning products on them – or any of the furniture.
Furniture:
The bed, sofa, pub table, appliances, etc are by default not to be moved around – even if you intend to put them back after your stay. However, please let us know if you want to so that we can give you some support.

Appliances:
No appliances of any kind are allowed to be brought onto the property. This includes but is not limited to space heaters, portable air conditioners, dehumidifiers, etc.

Security:
There are security cameras in the common areas of lobby and kitchen/living room. We will show you the locations when you arrive as part of your property tour. These record 24/7 and are for our safety and yours. Remember that their footage is secure and attempting to disconnect them or destroy them will not stop the footage they’ve already captured. However, if you hire the whole apartment, you can unplug all cameras inside the apartment.
Swimming pool:
Diving is not allowed. For those who has drunk or affected by drugs should not go to swim,the host will not take any responsibility for any accidents. Children need to be supervised by parents when using the pool. Do not throw any garbage into the swimming pool, the penalty for this is VND 5.000.000.
For those who drive by scooter:
The parking place will be arranged by host. We will provide a chain lock for you to keep the vehicle in safe.
Check-Out Procedures:
‘Check-out’ is a term we use meaning your final departure, which must be done by 12PM on check-out day, when your stay is over. When your stay is completed and you are ready to check-out do the following:
• Close and lock all windows and close blinds.
• Turn off all lights and small appliances.
• Clean all dirty dishes/utensils that you used
• Leave all bedding and pillows on the beds.
• Report any damaged or missing items to your hosts.
